Note (General): 立地適正化計画では,都市機能誘導区域を定め,都市機能の集約を計るとしている.しかし,適切に誘導が行われるかは不明瞭である.まずは設定された都市機能誘導区域が集約エリアといて適切であるか検討の必要がある.そこで本研究では,宇都宮市を対象に,大規模小売店舗の立地動向を把握する.その上で,設定された都市機能誘導区域を大規模小売店舗の立地動向の視点から評価し,将来の立地誘導の可能性を検討することを目的とする.分析により,宇都宮市では都市機能誘導区域の売場面積がゆるやかに減少し,都市機能誘導区域外で売場面積が増加していることが明らかとなった.一方で,鉄道駅周辺に関しては売場面積が増加する傾向があり,将来の立地誘導の可能性が示唆された.
