Note (General): 新型コロナウィルス感染症（COVID-19）の流行は，感染を防ぐための都市内におけるソーシャルディスタンスの確保やテレワークの推奨などを促し，この結果，形態や場所も含めた住宅や商業施設，オフィスへの需要が変化することが見込まれ，この変化は，住宅地や商業地の地価にも反映されると思われる。そこで，本論文では，COVID-19 の人口当たりの感染者数や死亡者数の違いが，住宅地や商業地に対する選好の変化を通して地価にどのような影響を与えたかについて，地価公示のパネルデータを元に，感染者数等の内生性を踏まえた操作変数を用いた固定効果分析を行った。この結果，①COVID-19 の人口当たりの感染者数や死亡者数が増加すれば不動産価格に負の影響を与える，②住宅地よりも商業地の方がそれらの影響は大きい，③容積率が高く土地利用が高度化している地点ほどそれらの影響は大きいことが明らかとなった。
