調査では17世紀中葉から1945年の大阪大空襲までをI～V期に区分し、蔵屋敷の成立期から幕末までの遺構の変遷を把握し、さらには徳川期を踏襲した近代における敷地利用の状況も把握することができた。当地はⅡ期(17世紀後半-18世紀初頭)に松江藩、Ⅲ期(18世紀初頭～前半)に今治藩、Ⅳ期(18世紀後葉～19世紀後葉)まで津山藩の蔵屋敷として利用され、Ⅲ期までは敷地境の西側が町屋として存続していたことを、絵図や文献記録と発掘調査の知見から復元することができた。また、近代にも津山藩蔵屋敷の米蔵が改修されつつも使用され続けており、Va期(近代前半)には耐酸容器や化学陶磁器が多く出土し、硫酸を原料とした晒粉の製造が当地で行われていたこと、Ⅴb期(近代後半)には既存の蔵に加えて新たに倉庫群が築かれて一帯が倉庫域となっていたことが判明した。　このほか、遺構出土の植物遺体・脊椎動物遺体・貝類から、蔵屋敷や町屋での食生活や流通の復元を行った。
