Note (General)This study aims to examine: (1) the formation and development process of a provincial center in Chiang Mai city, focusing on the spatial transformation of the shopping area as well as the related impacts of urban development; (2) the factors impacting on the arrest of spatial horizontal extensions and the beginning of vertical extensions, as well as the establishment of complex department stores which have replaced the old shopping street and impacted on the present urban lifestyle; (3) the lessons learned to enable the city to keep up with future development plans. This study uses qualitative research, focusing on a literature review of historical evidence, trace maps, and the spatial development of the city. The process of formation and development of the shopping area began as a result of the transportation route which linked the docks and city gate, and subsequently, a temporary market was established in a nearby city public space, and developed into a merchant community, with shophouses for mixed-use purposes (storage, selling space, and living). The urban elements such as streets and shophouses were assembled as a shopping area for the city and these have continued to play the same role. The formation of the shopping street resulted from the area being located between a long-distance trade spot and the city. However, the shopping street has since declined due to the rapid development of the city and establishment of the Super Highway Road which is not in accordance with old city planning and scale. The urban lifestyle has also changed, impacting on the old shopping area in terms of accessibility. Therefore, the shopping street as a public space did not develop into a massive commercial hub and department stores were established independently (apart from parking spaces to support the new urban lifestyle). By concentrating on architectural adaptation, shophouses in Thapae did not impact on the city atmosphere and the area has been able to retain its historical shopping street character even though it was not able to preserve its shopping street role. Regarding Nimmanhemin, after 1990 a shopping street was developed into a commercial area from its original residential role and later developed for commercial purposes along with a new residential area with condominiums and apartments. Due to Nimmanhemin’s location and planning policy, the area has been divided into a grid to support a pedestrian environment. In addition, the majority of commercial buildings in Nimmanhemin have been converted from houses, thus impacting on the city with the need for increased public space. This study is conducive to lessons learned on city development to keep up with the future planning for shopping streets and is a good example of the use of city public space as well as providing economic benefit.
